On the mid-century stock across the older neighborhoods, the job is nearly always the same shape. We start in the attic with a look at what is actually there — depth and condition of the existing insulation, the state of the decking, whether the ductwork is inside or outside the sealed envelope, and where the ceiling plane is leaking. Top plates, wire and plumbing penetrations, dropped soffits above cabinets and the attic hatch itself are where most of the air is moving, and they get addressed before any foam goes down. Old fiberglass or cellulose comes out where the plan is to foam the roof deck, because you do not want two insulation systems trapping moisture between them.
Then the foam goes on, at the thickness the assembly and the climate zone call for rather than a default number, and the mechanical side gets checked — combustion appliances, bath fans and dryer venting all behave differently once a house is genuinely sealed. Most single-family attic jobs in town are a one-day crew. What changes afterward is not usually a dramatic drop on the bill in month one; it is that the rooms on the west and south sides stop being ten degrees hotter than the thermostat says, and the AC stops running through the evening trying to catch up.
Wichita Falls sits in open country and the wind rarely stops. Wind is what turns small gaps into real energy loss: it drives outside air through every unsealed penetration in the ceiling and washes across loose fill insulation, stripping away the still air that makes that insulation work at all. That is why R-value on its own is a poor description of how a house here performs, and why an air seal is worth more per dollar than simply adding depth. Foam is the material that does both jobs in one pass — it is the air barrier and the insulation at the same time.

On most houses here it is the largest single one. Wichita Falls sits in IECC Climate Zone 3B — hot and dry — and averages roughly 30 days a year at or above 100°F, with a record high near 117°F. An unsealed attic in that climate runs far hotter than the outside air, and every gap in the ceiling plane lets that heat and the wind that drives it straight into the living space. Sealing and insulating the attic is normally the first thing worth doing, ahead of a bigger air conditioner.
Both work; they solve different problems. Open-cell runs about R-3.7 an inch, is lighter and less expensive, and is an excellent air seal for an attic roof deck where depth is available. Closed-cell runs about R-6 to R-6.5 an inch, is a moisture and air barrier in one, and is rigid enough to add strength — which is why it is usually the answer on metal buildings, shallow cavities and anywhere water contact is a risk. We size the recommendation to the assembly and the space you actually have, not to a default.
Usually yes, if we are foaming the roof deck. Old fiberglass or cellulose sitting on the attic floor has to come out so the deck can be sealed and so nothing traps moisture between two layers. That removal is real labour and it belongs in the estimate rather than turning up as a surprise. If the plan is to foam the attic floor instead, the answer can be different — it depends on the condition of what is already there.
That is one of the most common calls we take in Wichita Falls and Wichita County. A steel shell conducts heat straight through and sweats in the shoulder seasons, and batts cannot solve either problem because they do not stop air or vapour. Closed-cell foam applied to the underside of the panels stops the condensation and gives the building an envelope that a mini-split or a package unit can actually hold.
Sealing an attic changes how the assembly breathes, so it is not a drop-in swap. Closed-cell foam at sufficient thickness is its own vapour retarder; open-cell in an unvented roof assembly is detailed differently. Combustion appliances, bath and dryer venting, and any existing ridge or soffit ventilation all get looked at before the job, because getting that wrong is how a sealed attic causes a problem instead of fixing one.
It depends on square footage, the thickness the assembly needs, whether old insulation has to come out, and how hard the space is to reach. We do not publish a per-square-foot number, because a number quoted without seeing the building is a guess dressed up as a price.
